  5. For what it's worth most home inspectors dont know shit about hvac, for anyone who buys a house do not buy unless the unit has been inspected by a licensed hvac company. I've never known a inspector to put a set of gauges on a unit
  6. Theres a drain somewhere or your AC wouldnt be able to drain. If no floor drain you could always use a condensate pump. Can do a 92% AFUE furnace and a 13 seer ac for a really reasonable price. And it would be carrier equipment. Even if you just wanted a AC I can do that as well. Let me give you a price on a good brand equipment before you make a final descision

  13. The equipment will last forever, none of it has a expiration date. The main reason people get new units are 1. Better efficiency 2. Cost of repair vs replace. Would you rather spend $800 on a few parts or $2000 for a whole new one with a great warranty?
  14. Look at it this a 80% furnace inputs 80% of total BTU into the house, so if you have a 100000 BTU furnace only 80,000 is being input in the house and 20,000 is going outside unused. A 92% is the same way except your using 92,000 of the 100000.
  15. I have a 25/15 rule. If repairs are 25% of a new unit and unit is 15+ years or older I recommend a new unit. Older units will nickel and dime you to death once parts start breaking. Im not a salesman im a service tech. As far as oil burner go I recommend doing a duel fuel system. Heat pump with oil burner back up. Heat pumps are only efficient down to about 30 degrees, with a duel fuel kit you can set up the system to run how ever you want normally heat pump only until 35 degrees and oil (or any secondary heat electric, gas, oil....) at 30 degree. With a heat pump system added to your oil you would save a minimum 30% on your oil bill a year.

  18. That limit is a relay/switch. All have the same basic function. Just buy one from one of the sites I sent ya andstart ssaving for a new furnace. I could probably upgrade ya for under 2k
